Vision+ integration - Referencing/Pre-tenancy & Tenancy creation

Please note: This integration is currently available to select clients only.

Overview

Our integration with Vision (Let Alliance/HomeLet) allows you to seamlessly send property, tenant, and tenancy information directly from SME Professional into their platform.

The integration is split into two key stages:

  1. Referencing & Pre-tenancy

  2. Generating tenancy documents

Part 1: Referencing & Pre-Tenancy

This integration enables you to submit referencing applications and pre-tenancy details in just a few clicks.

Step 1: Create a referencing application

  1. Go to Tenants > Reference and credit checks

  2. Click + Add new application

  3. Select the relevant referencing type

  4. Choose the tenant

    1. Only tenants with the following statuses will appear:

      1. Awaiting application form

      2. Awaiting holding funds

      3. Awaiting checks

    2. The tenant must not already be linked to an open referencing application

  5. Click Continue

Application preview

  • A preview screen will display all required information

  • If any mandatory data is missing, you will be prompted to update it

Submitting the application

  • Once all required fields are complete, click Submit

  • The application will be sent to Vision

  • A new row will appear showing the application information

Resolving missing information

If required fields are missing:

  1. Click the edit (pencil) icon next to the field

  2. Update the information in the new tab

  3. Click Update

  4. Return to the referencing page and click Refresh

  5. Once complete, the Submit button will become available

Step 1.2: Add a tenant to an existing application (optional)

  1. Go to Tenants > Reference and credit checks

  2. Locate the application

  3. Click the + icon under Add tenant

  4. Review and complete any missing information

  5. Click Submit

Note:

  • The system will only allow eligible tenants to be added

    • Only tenants with the following statuses will appear:

      1. Awaiting application form

      2. Awaiting holding funds

      3. Awaiting checks

    • The tenant must be linked to the property the application relates to

    • The tenant must not already be linked to an open referencing application

  • If no eligible tenants are available, the icon will display as a red X

Step 1.3: Add a guarantor to an existing application (optional)

  1. Locate the application

  2. Click the + icon under Guarantor details

  3. Review and complete any missing information

  4. Click Submit

Step 2: Send Pre-Tenancy Details

Once a referencing application has been started, you can then submit additional pre-tenancy details.

  1. Locate the application

  2. Click the + icon under Pre-tenancy details

  3. Review the information

  4. Update any missing or editable fields

  5. Click Submit

To ensure the correct bank details are sent, users should set the Account details for documentation bank account fields within the Admin page, accessible to any superuser.

  1. Go to Admin > View all employees, and then click on Admin page

  2. Click on Account > Bank account

  3. Populate the fields within the Account details for documentation section

  4. Click Update

Editable defaults

The following fields are pre-filled based on tenancy information but can be changed on the Pre-tenancy preview before submitting:

  • Rent due day

  • Rent payment frequency

  • Initial payment amount

Use the edit (pencil) icon to adjust these values.

Next steps

Once submitted, you will be redirected to your Vision account in a new tab to continue the pre-tenancy workflow.

Completing an application

Once the application has been completed and no longer needs to be tracked or monitored on the system:

  • Click on the tick icon within the Complete column


Part 2: Tenancy Creation

Once the tenant(s) have successfully passed referencing, you can move forward with creating their tenancy documents.

Tenancy documents for tenancies starting on or after 1st May 2026 will be created in Vision, but you must still create the tenancy in SME Professional for ongoing management.

Important notes

  • Vision only supports tenancies starting on or after 1st May 2026

  • Referencing must be initiated through SME Professional in order to use the new tenancy integration

Tenancies starting before 1st May 2026

Tenancies with a date of entry before 1st May 2026 will have their documentation generated on SME Professional. There are no changes to this process.

  • Go to Tenants > Create tenancy

  • Complete the form as usual

  • Select Create tenant documents

Tenancies starting on or after 1st May 2026

Tenancies with a entry date on or after 1st May 2026 will have their documentation generated on Vision. We recommend that you follow the below process to make sure the tenancy is still set up on SME Professional for ongoing management, prior to generating your documents on Vision.

  1. Go to Tenants > Create tenancy

  2. Select the property

  3. Set the Date of entry (≥ 1st May 2026)

    1. Note: The document generation fields will be hidden, as documents will be created in Vision.

  4. Complete the tenancy form

  5. Click Create tenancy

What Happens Next?

  • The tenancy is created in SME Professional:

    • Rent due dates added

    • Landlord payments added

    • Move-in dates set for tenants

    • Property date of entry set

    • Tenancy details are sent to Vision

If errors occur

  • Missing mandatory information will trigger an error

  • Update the required fields and retry

On Success

  • A confirmation message will appear

  • A shortcut link to Vision will be provided

Final Steps

  1. Click the shortcut link to open the Vision platform in a new tab

  2. Generate the tenancy documentation in Vision

  3. Once signed, documents will be available in Tenancy documents folder > View uploaded files area in SME Professional


Mandatory Information

Please ensure the following fields are completed before creating the tenancy as these are required by Vision.

For Referencing & Pre-tenancy

Property

  • Rent guarantee check required (Details tab - Property record)

  • Advertised rent value (Details tab - Property record)

  • Full address including postcode (Address tab - Property record)

Tenant

  • Title, First name and surname (Details tab - Tenant record)

  • Preferred contact telephone number (Details tab - Tenant record)

  • Preferred contact email (Details tab - Tenant record)

  • Right to rent check required (Details tab - Tenant record)

  • Proposed move-in date (Dates tab - Tenant record)

    • This field does not apply to additional tenants added to an application

Guarantor

  • First name and surname (Guarantor tab - Tenant record)

  • Mobile telephone number (Guarantor tab - Tenant record)

  • Email address (Guarantor tab - Tenant record)

Owner

  • Title, First name and Surname (Details tab - Owner record)

  • Preferred contact telephone number (Details tab - Owner record)

  • Preferred contact email (Details tab - Owner record)

  • Home address and Correspondence address (Details tab - Owner record)

Company owners

  • Landlord's details tab: In addition to the above, Company name, Company number and Position.

  • The Company contact field should be populated with the first and last names of the company contact.

Pre-Tenancy

  • Total deposit (Details tab - Property record)

  • Holding deposit (Details tab - Property record)

  • Payment method (Financial tab - Tenant record)

  • Relevant Person (if applicable) (Relevant persons tab - Tenant record)

    • First name, surname

    • Email address

    • Phone number

    • Full address including Country

Default (Editable) values

We default these values as they are required by Vision but they can be edited on the Pre-tenancy preview before submitting.

  • Deposit scheme (defaults to your company’s default scheme)

  • Upfront payment amount (defaults to the property’s advertised rent)

  • Rent payment frequency (defaults to monthly)

For Tenancy Creation (From 1st May 2026)

Property

  • Total deposit (Details tab - Property record)

  • Holding deposit (Details tab - Property record)

Tenant

  • Payment method (Financial tab - Tenant record)

  • Relevant Person (if applicable) (Relevant persons tab - Tenant record)

    • First name, surname

    • Email address

    • Phone number

    • Full address including Country
