SME Professional enables sales properties and potential buyers to be matched automatically based on defined criteria. Matching results can be reviewed before sending property details by email.
1. Find all matching buyers for a property
A list of all open buyers whose criteria match a selected property can be viewed and used to generate a property-matching email.
1.1 Matched buyers page
To access the Matched buyers page:
Go to Sales properties > View available properties
Locate the required property
In the Actions & Views column, open the dropdown menu
Select Find matching buyer
The Matched buyers page displays all open buyers whose criteria match the selected property.
1.2 Matching email
Buyers who match the property criteria and have not previously received the property's details are automatically selected in the Select for email column.
To send a matching email:
Confirm that all required buyers are selected in the Select for email column
Select Email property details to selected buyers
Review the email preview, which includes:
Lead image
Sale price
Property description
Update the Subject field if required
Select Send
Note: All recipient email addresses will be BCC'd.
2. Find all matching properties for a buyer
Within SME Professional, users can view all properties matching a buyer's criteria and share property details via email. In addition to fully matched properties, other available properties may also be included in the email, even where they do not fully satisfy the buyer's criteria.
2.1 View matched properties page
To access the Matched properties page:
Go to Sales properties > Potential buyer
Locate the required potential buyer
In the Actions column, open the dropdown menu
Select View matched properties
On this page, all properties that fully match the buyer's criteria will appear at the top of the table with a white background, followed by all other available sales properties with a grey background.
2.2 Matching email
Properties that match the buyer's criteria but haven't been sent to the buyer previously will be pre-selected in the 'Include in match email' column.
To send a matching email:
Confirm that all required properties are selected in the Include in match email column
Select Email selected properties
Review the email preview, which includes:
Lead image
Sale price
Property description
Properties meeting the criteria will be displayed at the top of the email, while other properties will be under the heading 'Other properties you may like' at the bottom
Update the Subject field if required
Select Send
3. Matching consent
A buyer's record contains a property matching consent setting that determines whether matching emails can be sent.
If consent is set to Consent denied, a warning is displayed on the Matched properties page, and matching emails cannot be sent to that buyer.
To set/update property matching consent:
Go to Sales properties > Potential buyers
Locate the required buyer
Click on the edit pencil icon
In the Lead buyer tab, expand the Property matching consent dropdown
Select the relevant consent option
Select Submit
Note: If the Property matching consent dropdown is set to Not set, the potential buyer will still receive property matching emails, as the Not set option is treated as a legitimate business interest.
4. Matching tolerance
A matching tolerance can be applied to property and buyer matching calculations.
For example, if the system tolerance is set to 5% and a buyer's maximum budget is £200,000, properties valued up to £210,000 may be considered a match.
Buyers or properties matched using this tolerance level will not be automatically marked for inclusion in the matching email. This allows the agent to decide whether to include them.
To change the tolerance value, contact the Support team.
Note: Once set, the tolerance level will apply to all Sales matching.
