Below are some of the more common queries received from users of SME Professional:
1. Why can't I delete property records from the system?
To help prevent user error and any incorrect amendments, users cannot delete a property record on the system.
If a property record is no longer required or added in error, we recommend changing the property status to Past property. This will archive the record on the system. Users may also wish to:
Add 'DUPLICATE', or similar, to the property address for reference
Override the incorrect property record with details of the next new property taken on
This method also allows for the reference of the property at a later date.
2. Why is the date format on the system back-to-front/American style?
SME Professional uses an international date format across the system as it derives from our database code. Our directors chose and retained this format because they found that most letting agents are interested in the year and month of an event rather than the date.
As the date derives directly from the code within the database, less coding is required to translate the date on each page where a date field is used.
3. How can I add a second guarantor against one tenant?
Should a tenant have more than one guarantor, the additional guarantor's details can be added to the Additional information field within the Other tab of the tenant record.
Note: Users will need to manually add details of the second guarantor to the lease once this has been generated.
4. How can I change statement preferences from email to post statements?
Users can set the statement preference for a property using the Statement requirements dropdown within the property record. To update this, please follow the steps below:
Go to the Finance tab within a Property record
Within the Statement requirements dropdown, select Post statements or Post and Email statements
Click Update property
