1. Chain management overview
A property chain consists of buyers and sellers whose transactions are linked together, with each party typically selling one property and purchasing another within the same chain.
To access the chain management page for a property:
Go to Sales properties > View available properties
Locate the property
Select the chain icon (shown below)
If a property has no chain associated with it, the chain icon will appear black. However, if a property does have a chain, the chain icon will be green.
2. Adding a property to a chain
Note: If the selected property is already part of another chain, all properties linked above and below it will also be added. This prevents the need to manually recreate the entire chain structure.
2.1 Adding a property that your agency is also selling
In the Upward or Downward section, select the Add a property to the chain button
Expand the Select YOUR COMPANY NAME property dropdown and select the relevant property address
Enter any relevant chain notes within the Notes field
Select Submit
The chain management page will refresh, and the selected property will be displayed within the chain.
2.2 Adding a property that is being sold by another agent
In the Upward or Downward section, select the Add a property to the chain button
Locate the Add a property another estate agent is selling section and populate the fields with details of the property including:
the property status (ie pending, on the market, under offer etc)
the proposed exchange date
any relevant notes
the address of the property
details of the estate agent
details of the vendor's/owner's lawyer
Select Submit
The chain management page will refresh, and the selected property will be displayed within the chain.
Note: Estate agent and solicitor details can be selected from the relevant dropdown lists if those contacts already exist within the system. Where a contact does not exist, select + Add new to create a new contact record.
2.3 Adding a property that is being sold by another agent (that has already been added to another chain)
Note: When a property sold by another estate agent has already been entered elsewhere in the chain management, the saved details can be reused rather than re-entered.
In the Upward or Downward section, select the Add a property to the chain button
Locate the Select a property another estate agent is selling, that you have already added to a chain dropdown and select the relevant property address
If required, make any amendments to the property/chain details
Select Submit
The chain management page will refresh, and the selected property will be displayed within the chain.
