Important: The 'Add first certificate' option should only ever be used when adding a brand new certificate to the system. For example, a certificate for a new property or if there is not a current certificate of this type on SME Professional for a property.
If a previous certificate of this type exists on SME Professional for this property, please click here for guidance on how to renew a certificate.
1. Adding a first certificate
Go to Lettings properties > Safety certificates and compliance
Click on + Certificate
Select the relevant property address
Choose the certificate type. If no suitable option is available, select Other and then enter the certificate type in the Comments field
Enter the Certificate date and Expiry date
If known, set the Contractor who will process the future renewal of this certificate
To upload a copy of the certificate, click on the blue Choose Files button and locate the file within your computer
Enter any relevant comments
Click Submit
A certificate line will now be added to the system with these details. When the expiry date approaches, this certificate will appear on the Lettings properties > Safety certificates and compliance page as due for renewal.
2. Locating this certificate
The Lettings properties > Safety certificates and compliance page defaults to list certificates that are due to expire in less than 4 weeks or those that have already expired.
If a certificate has an expiry date further in the future, it will not appear on this page. Please follow the steps listed below to locate this certificate.
Go to Lettings properties > View properties
Locate relevant property
In the View column, expand the dropdown and select View certificate
This page will list all past and current certificates for the selected property
The certificate just added will appear in this list
Use the search field to narrow down the results if there are many certificates for the property
Note: New certificates can be added and expired/due to expire certificates renewed from this page.
