New integration

One Utility Bill makes managing bills easy for tenants, landlords and letting agents. Their Notify service simplifies things, saves property professionals time, and helps them earn a commission.

Notify can inform electricity, gas, water and council tax providers when a tenant moves in.

Our integration with Notify removes the need to manually enter move-in data as it pulls the required information directly from the SME Professional software.

New Tenant expense page

We have been working on a new tenant expenses area which will be beta-tested by a small number of clients. We will announce when this new page is available on all systems.

While this new page is available for select systems, the following changes will be seen by all users:

Tenant ledger

  • A new 'Tenant expense' tab will be available within the 'Tenant ledger'. This is relevant to beta testers only at this stage.

Deposit balances

  • The 'Single export' column has been removed. To generate a single deposit export, tick the property within the 'Select' column and select the relevant deposit export option from the left sidebar.

  • The 'Since move in' column has been replaced with a days-since-deposit-received column for English, Welsh, Irish and Northern Irish systems. This shows the days since the tenancy's first deposit payment was received.

  • A new 'Holding funds' column has been added, providing a shortcut for users to transfer holding funds to deposit. Clicking on 'Transfer' will redirect users to the 'Add double entry' page with the relevant information pre-selected.

Property image preview

On the View properties, View appraisals, View available properties and View sales progression pages, hovering over the image icon (shown below) will bring up a preview of the main property image.

Lead owner address for appraisals (Estate Agency)

When adding a sales appraisal, the lead owner's address is now displayed on the right-hand side of the property address fields for reference. A copy button is planned for a forthcoming release to allow users to copy the address to that of the property being sold.

Property listing link on matching pages (Estate Agency)

On the Matched Properties and Matched Buyers page, a link to the property website listing has been added (shown below). Once clicked, the listing will open in a new browser tab.

The website listing link can be set within the 'URL to property on website' field location in the 'Details' tab of the sales property record.

If this field has not been populated, the above icon will not be shown.

Potential buyer updates (Estate Agency)

Priority
A new "Priority" field has been added against potential buyers with the options of "Hot", "Warm" or "Cold", and can be found at the bottom of the 'Lead buyer' tab (shown below).

Buyer address

On the Potential buyers page, we have replaced the 'Property of interest' column with the buyer's address. This allows agents to see which buyers may have a property to sell in their area.

To view a buyer's properties of interest, expand the 'Actions' dropdown and select 'View linked properties'.
