Property marketing - Getting a sales property ready for marketing

Advertising portals require a baseline of information in order to list a property, so for a property to be eligible for marketing on SME Professional, certain key details must be held within the property record.

Please use the information below for guidance on how to update a property so that it is ready for marketing.

1. Property status

In order for a property to show on the Sales properties > Publish to marketing sites page, it must be set to one of the marketable statuses:

  1. Unoccupied on market

  2. Occupied on market

  3. Under offer

  4. Sold STC

  5. Sold STCM

2. Red Warning Symbols

If a property is missing key information, a red exclamation icon will show on the left side of the property on the Publish to marketing sites page.

Hover over this icon to be presented with a list of what information is missing, which will be classed as either a warning or an error:

  • A Warning will still allow the property to be published. Instead, the system is just highlighting information that users may want to update before the property is advertised.

  • An Error will prevent the property from being marketed as this information is required by advertising portals.

Each available property needs to be updated so that there no errors are listed against them.

3. Property images

To upload property images:

  1. Go to Sales properties > Publish to marketing sites

  2. Within the Images column, click on

  3. Drag and drop the images into the window, or click on Add files and locate the relevant files

  4. Click Start upload

Once uploaded, close the pop-up and refresh the page. The number showing under the No. of images column will have updated to reflect the number of images that have just been uploaded.

Note: The maximum image size that can be uploaded to the system is 20 MB.

4. EPC rating and documents

5. Floorplans

To upload a floor plan for a property, please follow the steps below:

  1. Go to Sales properties > Publish to marketing sites

  2. Within the Floor plans column, click on

  3. Drag and drop the images into the window, or click on Add files and locate the relevant files

  4. Click Start upload

Note: For marketing purposes floor plans must be uploaded in a JPEG format.

6. Features

A maximum of 10 features can be sent per property but not all portals may display all 10. If not all 10 feature fields have been populated, the system will then look to some of the checkbox fields to make up any remaining features.

7. Sending a Property Preview link to an owner

The property preview feature allows the owner of a property to be sent a web link preview of their property. This will allow owners to view a similar look and feel to what they will see on the portals and provide feedback on any requested changes before being marketed as a live property.

The website link that can be provided to the owner of the property can be located following the steps below:

  1. Go to Sales properties > View available properties

  2. Locate and click the property address

  3. Within the Descriptions tab, locate the Link to property on website field, which includes the preview website link that can be sent to the owner
