The integration enables completed The Inventory Manager (TIM) Inventory and Inspection reports to be sent directly to SME Professional and logged against the correct property. Furthermore, when creating a new TIM report, users can automatically pull the property address from SME Professional, eliminating the need for manual entry. It also allows landlord names and email addresses to be retrieved from SME Professional when sending reports for viewing or signatures.
This automation saves time by reducing the need to upload reports manually, search for addresses, and input contact details — minimising system switching and lowering the risk of spelling errors.
1. Setting up
To set up the integration, please email [email protected] and request an API key for The Inventory Manager.
Once you have received your API key you can enable the integration by logging into your TIM account and going to Customise, then select the Integrations tab, select SME Professional and enter the key. Alternatively, please email [email protected] who will help with the integration setup.
2. How it works
2.1 Sending a completed report to SME Professional
Once a report has been finalised on TIM, click “Send to SME Professional” in the report menu. A link to the report will then be logged against the relevant property in SME Professional.

To open the report, click on the URL link and the PDF report will open online.
2.2 Creating new report
When creating a new TIM report, there is an option to select an existing address from SME Professional.
2.3 Get landlord details
When sending a report to a landlord you can get the landlord's name and email address from SME Professional which TIM will use to use when sending the report or requesting a signature.
