Please see the below guide for the most common inspection queries. This has been compiled for users to refer to if required when managing Inspections on SME Professional.
1. Property is not appearing on the Inspections list
The Latest inspection dates page defaults to show you only your fully managed and guaranteed rent properties, therefore any properties set as Let only will not appear. This can be overridden on a property-by-property basis by updating the property preferences. Please follows the steps below to update this:
Go to Lettings properties > View properties
Locate the property in question
Click on the property address in the Street column
Open the Preferences tab
Locate the Inspections by agent dropdown
Change this to Yes (Set as unknown by default)
Click Update property
The property should now appear on the Latest inspections dates page.
2. What does the colour coding mean?
The colour coding on the Inspections page makes it clear for users to see which properties do not require inspections, for example, those that are not tenanted.
Red text: Properties are not currently occupied
Blue text: Inspections by agent preference has been set to no. To update this to Yes, please follow the steps listed in section 1.
3. Latest inspection date is blank
The Latest inspection column is directly associated with the Inspection reports functionality and will show the date on which the latest inspection report was added to SME Professional.
If there is no Latest inspection date showing for a property this indicates that no inspection report has ever been added for this property.
To resolve this an inspection report will need to be added:
Go to Lettings properties > Inspections
Click on + Inspection report
Select the relevant property address
In the Inspection date field, select the date on which the previous inspection took place
Populate the rest of the form as required
Click Submit
Note: The Days since move in and Days since last inspection column are based on the date in the Latest inspection column. The Days since move in column will only show as Inspected since move in if an inspection report has been added.
4. Can I add reminder notifications?
Should users wish to send a reminder to the tenant ahead of a planned inspection, the inspections page can be used to track all upcoming inspections, followed by the template documents page to send a reminder to the tenant.

5. Can I send an inspection report to the landlord from SME Professional?
Once an inspection report has been uploaded to SME Professional, users can then send this report to the landlord, following the steps below;
Go to Lettings properties > Inspections
Click on Inspection reports
Locate the relevant property
In the Email column, select Send notice
A pre-populated email to the landlord will open to which users can attach an inspection report
