Latest Updates & Innovations.
We're pleased to bring you another round of fantastic updates to SME Professional, including details of our new £200 referral reward. If you recommend SME Professional to another agency and they go on to become a customer, we will give you £200 as a thank you (Terms and Conditions).
Our latest updates include improvements to tenancy setup, compliance, communications and reporting. We’re also continuing to develop our new Viewings and Rent Reviews pages, with more enhancements on the way.
As always, our focus is on helping your team save time, work more effectively, and get the most from SME Professional.
Integrations.
Fixflo.
Many agents already use Fixflo and SME Professional together to manage repairs, property records and day-to-day operations. The integration has now been expanded to include planned maintenance and landlord compliance, helping teams manage recurring checks, certificates and reactive repairs through a more connected workflow.
Planned maintenance events can be automatically created in Fixflo, while completed certificates and updated expiry dates are recorded against the property record in SME Professional. The integration supports a wide range of compliance requirements, including Gas Safety Certificates, EICRs, EPCs, fire safety checks, boiler servicing and HMO licensing.
As compliance expectations continue to grow, with legislation such as Awaab's Law and the Renters' Rights Act placing greater emphasis on property safety and record keeping, having clear visibility of compliance activity is more important than ever.
By reducing duplicate data entry and creating a clear audit trail of completed work, the enhanced integration helps agents stay organised, maintain accurate records and demonstrate compliance with confidence.

New Features.
Sending safety certificates directly to tenants.
When adding or renewing a safety certificate, you can now email the PDF certificate directly to tenants. The option is selected by default when a PDF has been uploaded, with the certificate attached directly to the email for easy access.
This provides a quick and convenient way to share important compliance documentation, helping your team keep tenants informed while making day-to-day compliance communication more efficient.
Setting important dates during tenancy creation.
You can now set both the Next inspection date and Next rent review date while creating a tenancy. Dates are automatically set based on the move-in date, which can be adjusted before the tenancy is created.
By scheduling these important milestones from the outset, your team can save time and establish a clear timetable for future inspections and rent reviews as part of the tenancy setup process.
Text current tenants from View properties.
An additional option to Text current tenants is now available within the Actions menu on the View properties page. Selecting it opens a blank SMS message with the relevant current tenants ready to receive your communication.
For room groups, selecting the lead property automatically includes current tenants across the entire group. This makes it particularly useful when you need to communicate efficiently with multiple tenants without selecting each recipient individually.
Dashboard reporting.
Dashboard bar charts that previously displayed 13 months of data now show 14 months as default, giving you an additional month of historical information when reviewing performance trends.
The number of months displayed can also be configured on a per-system basis, giving agencies greater flexibility to tailor dashboard reporting to their own requirements.
Rent guarantee payments.
A new Rent guarantee payment checkbox is available when adding, editing or splitting rent-in bank lines.
When selected, the payment is excluded from property and tenant arrears calculations. This allows Rent guarantee payments to be recorded appropriately while ensuring arrears figures continue to represent the amount still due from the tenant.
Viewings report updates.
We’ve introduced several improvements to the Viewings report to provide more useful information and make it easier to focus on the properties most relevant to your team.
Updates include:
A new Days since last viewing column, showing the number of days since each property’s most recent completed viewing.
Refined reporting so that only marketable properties are displayed.
A new Management Type filter, allowing you to view All, Lettings only or Sales only properties.
Together, these enhancements provide greater visibility of viewing activity and make it easier to identify properties that may require attention.
Branch phone numbers.
Phone numbers can now be stored against individual branch records when adding or editing a branch.
Viewing confirmation and reminder templates will automatically select the most appropriate contact number using the following order:
Mobile for customer contact, where available
Property branch phone number
Company phone number
This helps provide customers with relevant contact details while supporting agencies operating across multiple branches.
Easier EPC certificate updates.
When adding or renewing an EPC certificate, you can now update the property’s Energy Performance Indicator directly from the certificate screen.
This brings related information into one convenient workflow, saving time when maintaining EPC and property details.
Team management.
Our existing Teams feature helps provide a more focused experience for users by allowing employees to be assigned to specific teams. On relevant pages, users see information relating to their assigned team by default, helping them focus on the properties most relevant to their day-to-day responsibilities.
Team management is now located within the Admin area, giving your system Superusers centralised control over the feature. Superusers can enable Teams, create and manage teams, and assign employees to the appropriate team.
Coming soon.
A New Viewings experience.
We are due to release a new Viewings page, designed to make managing viewers and viewing activity simpler and more efficient for your team.
While maintaining a familiar overall experience, the new page will introduce a more streamlined approach to day-to-day viewing management.
Planned enhancements include:
Future viewings at a glance - the page will default to upcoming viewings, helping teams focus on what’s ahead.
Dedicated viewer management – manage viewers separately from individual viewings, giving your team greater flexibility when maintaining viewer details and tracking activity.
Simplified viewing management - viewings will automatically move to the Past viewings view once their scheduled date and time have passed, removing the need to manually mark them as complete.
A consistent viewing form - the new form already available when adding a viewing will also be used when editing existing viewings.
Easier contact updates - when adding an existing potential buyer/potential to a viewing, their details can be updated at the same time, helping keep information current as part of the same workflow.
Greater visibility across SME Professional - viewing information will be more accessible through property overviews and owner portals, supporting a more connected view of activity.
The new Viewings page is due to be released next week.
New rent review page.
We’re currently developing a new Rent Reviews page, bringing the key stages of the rent review process together into one clear and easy-to-manage workflow.
Users will have a central view of rent reviews across To review, In progress, Disputed and Completed statuses, making it easier to understand progress and manage the actions required at each stage.
The new page will help users to:
Monitor owner approvals and tenant notices
Record disputes and important dates
Update rent due dates as part of the review process
Keep a clear record of decisions, notices, notes and rent changes
With greater visibility and a more structured workflow, the new Rent Reviews page will help teams stay on top of upcoming and ongoing reviews while managing each case efficiently and consistently.
The new Rent review page is due to be released in the coming weeks. To help you get familiar with the changes, we’ve arranged a dedicated webinar where we’ll introduce the new Rent Review page and walk through what to expect.
New Referencing page rollout.
We previously announced our new Referencing page, designed to streamline the process of sending referencing details to Let Alliance and HomeLet.
Following a period of use with selected offices, the new page will now be rolled out to all users of these integrations in the coming weeks.
Referral scheme.
We are delighted to offer a referral scheme for SME Professional. If you recommend SME Professional or our website service to another agency and they go on to become a customer, we will give you £200 as a thank you (Terms and Conditions).
