Notable Product updates - February 2026 updates

We are delighted to bring you the latest SME Professional updates.

New Features.

Right to rent for Permitted occupiers.

You can now track Right to Rent checks for permitted occupiers within the system.

From the Dependencies tab on the Tenant record, you can set the Right to Rent status (Unknown, Yes, Yes - time limited, or No) and record an expiry date for each permitted occupier.

We’ve also updated the All Tenants export (found under Admin > Exports). The report is now split into tabs:

  • The first tab shows tenant information, as before

  • A new tab includes permitted occupier details

This makes it easy to track Right to Rent expiry dates for both tenants and permitted occupiers by filtering the relevant columns.

Regular payments - Setting pro-rata payment date and amount.

When setting up a regular payment (a recurring series of landlord deductions), you can now add an optional pro-rata date and amount.

This allows you to apply a one-off deduction before the recurring payments begin, giving you more flexibility when setting up payment schedules.

Government Valuation Office Agency report.

We have added a new export for the Government Valuation Office Agency (VOA), available under Admin > Exports in the Financial section.

This enables users to quickly and easily generate a report when requested by the VOA.

Linking buyers to a property.

We’ve improved the process for linking a buyer to a property.

When you select ‘Link to buyer’ on the Property overview or the main Sales properties pages, a new dialog will appear so you can choose the buyer to link without leaving the page.

You’ll also have the option to submit and link another buyer if you have a few to link.

Making tax digital.

We are currently working with suppliers on Making Tax Digital integrations. Work is complete at our side with work underway by the MTD providers.

System switching - copy user action.

Our system switching feature lets you group multiple systems together, allowing users to move between them without logging in and out.

To support this, users must exist in all linked systems with the same username and password. We’ve now made this easier with a new Copy user feature to allow users to be synced between systems.

From the Users section in the Admin area, open the Copy user page, select the user and the additional system, then click Update. The selected user will gain access to the additional system and be able to switch between systems seamlessly.

Integrations.

Nesti - call for beta testers.

Nesti provides AI call handling for estate and letting agents. Its platform can qualify leads, nurture clients and provide property information using AI that looks and sounds like a member of your team.

Nesti is looking for SME Professional clients to become beta testers for this new integration.

Address finder feature.

The third-party service that previously powered our Address Finder feature is no longer available.

We’ve developed a new integration to restore this functionality, which will be launched soon.

There will be no change to how the feature works - users will continue to enter a postcode, select Find address, and choose the correct address to populate the fields automatically.

AML project.

We’re currently working on a brand new Anti-Money Laundering (AML) checks page to make managing compliance simpler.

The new page will let you track and upload AML documents across multiple contact types - all in one place.

Each contact will appear on their own row, with a clear traffic-light system for different document types, making it easy to see progress at a glance.

You’ll also be able to add notes against each contact, view when they were last contacted, filter by contact type, set reminder dates to add to your calendar, and assign an overall AML progress status.

Rent-a-room project.

We’re excited to introduce a set of features designed to make managing rent-a-room properties simpler, faster, and more organised.

What’s on the way?

  1. New Manage group pages: Easily manage your property groups with dedicated pages for Statement Groups (financial portfolios) and Room Groups (rent-a-room properties).

  2. Contact Rent-a-room tenants: Save time by contacting all tenants in a Room group at the same time - ideal for inspections, maintenance, or contractor visits.

  3. Share files across linked rooms - Easily copy images and documents between properties in Room groups, so important information is always in the right place.

If you currently use portfolio groups for landlord statements, these will soon be renamed ‘Statement groups’. The functionality will remain the same, but you’ll manage them from the new Statement groups page under the Properties menu, replacing the current Link to other property action and Property portfolio links page.
