1. Property listing not updating

Each time an update is made to a property that is being marketed from SME Professional, for example, a change in advertised rent or property images, a new marketing feed needs to be published to send this updated information to the portals.

To publish a new marketing feed, go to Lettings Properties > Publish to marketing sites and click on Market properties.

Note: Different advertising portals process listing updates at different points throughout the day, so it could take a few hours before the changes are reflected on their sites.

2. Property not appearing on the portals

Is the property ticked for marketing on the Publish to marketing sites page? If so, then it may be the case that the portal has not yet updated the listing on their end. In the first instance, we recommend publishing the feed again. If a couple hours have passed and your property is still not live, then please contact us at [email protected] and we will look into this further.

If the property is showing an unticked on the Publish to marketing sites page then it sounds as though the property has not yet been marketed. Tick the checkbox for the property under the relevant portal columns and then click the market properties button.

3. Unable to tick property for marketing

There are a few reasons as to why the check-box for a property is greyed out:

  1. Mandatory information is missing

    1. There is set information that is required to be updated within a property record before the marketing portals will accept it ie rental amount, availability date etc. If there is information missing this will be denoted by a red exclamation icon on the left-hand side of the property on the Publish to marketing sites page. Simply hover over this icon for insight into what information needs to be entered for the property to become marketable

  2. Citylets

    1. Due to the way that Citylets process let agreed properties they are unable to accept any properties of this status (Tenant check period) from SME Professional. Therefore the check-box for any properties set to Tenant check period will be greyed out within the Citylets column

4. Marketing page is stuck on processing

If you have a large number of properties that are to be marketed (and therefore a large volume of property images) the marketing process can take longer than usual.

SME Professional was designed to work most efficiently on Google Chrome, if you are currently experiencing an issue publishing a marketing feed on an alternative browser (Microsoft Edge or Firefox), we would recommend that you try using Google Chrome to see if this resolves the issue.

5. Details of my property listings are incorrect (ie Rental amount/ no of bedrooms etc.)

1. First please double-check the information that has been entered into the property record. It could be that data was inputted incorrectly in error. To resolve, simply update the property record so that it contains the correct information and then publish a new marketing feed

2. Each time you make an update to a marketed property on SME Professional, a new marketing feed needs to be published to send the updated information to your marketing portals. If you have not done so, then go to Lettings Properties > Publish to marketing sites > Click the Market properties button

Note: Once a new marketing feed has been published it could take up to a few hours before your listings update as it depends on how often the portals update the information on their side.

6. Let property is still being marketed

When the status of a property is changed to something other than Occupied/Unoccupied on the market or Tenant check period, the property will be removed from the Publish to marketing sites page as it is no longer of a marketable status, however this will not remove this property from your marketing portals.

You will need to publish a new marketing feed without this property included, this will instruct your marketing portals to remove the property from their site.

7. Unable to market property to Rightmove

Rightmove are stricter than other marketing portals in terms of the data that needs to be entered in the system before they will accept a property from SME Professional.

  • Location/Area: Rightmove will not accept a property if it has no location or area as they require both for mapping purposes.
